According to the Maine Association of Realtors, 1,772 single-family existing homes were sold statewide in September— a 5.14-percent decrease compared to September 2017. However, in both Knox and Lincoln counties, sales volume was up by 5.59 percent and 13.17 percent, respectively.

The median sales price (MSP) in September statewide was up 3.75 percent, to $215,000. The MSP indicates that half of the homes sold for more and half sold for less. The MSP in Knox County in September was up 24.23 percent over last September — far and away the largest increase in the state. Lincoln County was next, posting a 17.38-percent increase in MSP.

“Realtors across Maine report steady business,” says Kim Gleason, 2018 president of the Maine Association of Realtors. “While the September sales numbers show a decrease statewide, the rolling-quarter sales are up 3.4 percent and year-to-date sales are up 2.5 percent compared to 2017. Real estate values continue to show a strong positive trend.”

The National Association of Realtors report that sales of single-family existing homes nationwide decreased 4.0 percent in the past year, with a 4.6-percent increase in the national MSP of $260,500. Regionally, sales in the Northeast declined 5.6 percent, while the regional MSP increased 4.1 percent to $286,200.

The second chart compares the number of existing, single-family homes sold (units) and volume (MSP) during the rolling quarter of July, August and September of 2017 and 2018.
